Charles Place is an exclusive development of five luxury homes on Dickens Lane in Poynton, Cheshire, created by Abode Property Holdings. While the wider development had sold successfully, the final property remained on the market for more than six months without generating an acceptable offer.

We were brought in to reposition the property and help buyers connect with the home.

The Challenge

As the final available home on the development, the property needed more than simply filling with furniture. It needed to feel established, aspirational and memorable, while allowing prospective purchasers to understand the scale, functionality and lifestyle offered by each space.

Our staging scheme was carefully considered around the architecture and likely buyer profile, using furniture, artwork, lighting, textiles and accessories to create a cohesive contemporary interior.

The objective was simple: transform an empty property into a home buyers could immediately imagine living in.

The Result

Following staging, the property was professionally photographed and relaunched to the market.

The first viewing resulted in an offer below the £950,000 asking price; less than one week after relaunch.

After more than six months without a successful sale, the transformation demonstrated the impact that considered property staging can have on buyer engagement and the presentation of a premium new-build home.

The finished interiors also provided Abode Property Holdings with a valuable bank of professional lifestyle photography, which has subsequently been used to market other new-build properties.
